10 Steps

to Home Ownership

1

Take a Homebuyer Education Course

When it comes to the largest transaction you will likely ever make, it makes sense to learn about the process before jumping in. Click  HERE for upcoming classes.

2

Get Pre-approved

Speaking with an experienced lender will reveal what you can get pre-approved for as well as provide you with valuable loan program options and down payment assistance programs. Buyers will want offers from people who have a pre-approval letter.

3

Prepare A Budget

Just because a lender says you can afford a certain house payment doesn’t mean that’s how much you feel comfortable spending on housing. Create a budget and determine what is manageable for you.

4

Meet with Dustin

Having an experienced Real Estate Broker represent you and walk you through the process is important. Dustin has 13 years of experience in real estate, teaches homebuyer education courses and trains new brokers for Brier Realty Inc.  Meet with Dustin to set up a detailed search for your perfect home.

5

View Homes with Dustin

Now the fun begins! When you are ready to see some homes, let Dustin know and he will schedule a time to show them to you. Some homes are occupied and need an appointment. Dustin can access homes via electronic keybox.

6

Make An Offer

When you find a house you want to buy, Dustin can prepare a purchase and sale agreement to make an offer to the sellers. He can also advise you on ways to make your offer stronger and add contingencies to protect your earnest money.

7

Negotiate Inspection

A professional Home Inspection is important for buyers to find defects the home might have. The home inspection report provides an opportunity to negotiate and ask the seller to fix items or compensate the buyer with a closing cost credit or price reduction.

8

Get An Appraisal

The lender will want an appraisal of the home to show that the home they are loaning on is secured by a home with enough value and in good enough condition.

9

Sign & Close on Home

Once the bank receives loan documents, escrow will call you to sign closing documents. After the lender gets these documents back, ensuring everything is properly signed, they send the funds to escrow and the deal is recorded with the county.

10

Move In (Welcome Home)

When the sale is recorded, Dustin can get you keys to your home. It’s a great time to get a family photo in front of your new home!
